Preparing to Sell Your Home? The Best 5 Projects to Do Now

Published January 8, 2018

First impressions matter. The way your home looks and feels within the first few minutes a potential homebuyer is viewing it can make the difference between a pass and a sale. Here are five projects you can do now to help make your house more appealing and make it stand out from the competition.

Enhance the Curb Appeal

The phrase curb appeal is used frequently to express how a home looks from the curb. If a home has curb appeal, that means it has a pleasing look to those passing by.

Assess your home's curb appeal by walking outside and looking at your home from the sidewalk or street. First notice the overall look of your home and how it makes you feel. Does it look welcoming, inviting or impressive? Does it blend in well with the neighborhood or does it stick out like a sore thumb? Next, look at potential improvement projects that could help increase your home's curb appeal. Consider repainting the siding or trim, repaving the driveway, freshening up the landscaping, and trimming the trees and bushes. When making changes, think about appealing to the largest possible audience. This means choosing neutral items that don't stick out.

A Fresh Coat of Paint

Never underestimate a fresh coat of paint. Fresh paint can help cover any imperfections on your walls, ceiling or cabinetry. Choose neutral colors. Consider repainting children's bedrooms and any other room that has a bold or unique paint color. Other rooms to pay attention to are the kitchen and bathrooms. Fresh paint can help make everything else in the room look new too.

Get Rid of the Clutter

It may not seem like a big deal to have a full closet or a few boxes of stored items here and there around the house, but cleaning out any clutter can really go a long way in making a house look bigger. A closet overflowing with clothes tells a potential buyer that there isn't enough closet space. Cluttered kitchen and bathroom countertops say there isn't enough cupboard space. Visible boxes and storage containers say the house doesn't have ample storage options. Clean out all the items you don't regularly use.

Also take a look at items on display throughout your home. Minimize the amount of knickknacks and pictures you have on display on shelves and side tables. Keeping things clean and uncluttered will make your house more appealing to a buyer.

Clean the Carpets and Polish the Floor

Freshly cleaned carpets are a welcoming sight to potential buyers. They make an entire room look nicer. Having the carpets cleaned can also help remove any unpleasant odors that might be lingering in the house. If you've been living in the home for an extended period of time, there might be odors of which you aren't even aware because you have become used to them over time.

If you have wood floors, polish them so they look shiny and new. This attention to detail will let a potential buyer know that you have taken good care of the house.

Remove Personal Items

Family photos and vacation souvenirs are meaningful to you, but not to a potential buyer. This may seem odd, but it is possible to alienate a potential buyer if, for example, your family photo shows a very different family than theirs. It could make it hard for them to picture themselves living in the house of such a different family. Play it safe and remove any personal items from view.

Selling a house is a big job. Make it easier by checking these five projects off your to-do list.
